Caretaker
Looking after buildings and everything in them, planned rather than patched.
The problem
The fire doors were meant to be inspected every quarter. The contractor came once, the report is in someone's inbox, and a radiator has leaked in classroom 4 since half term.
Who it is for
Facilities teams, schools and academy trusts, churches, offices, multi-site operators.
What it does
- A building and asset register: boilers, lifts, fire doors, alarms and more.
- Planned maintenance schedules for every asset.
- Repair requests from a QR code in each room.
- Contractors, with insurance checked through Vetted and site access through Porter.
- Certificates and inspections, linked to Duly.
- Costs per building and a plan for replacing ageing assets.
Why it is different
Facilities management systems are priced for large estates. Caretaker gives smaller ones the same discipline.
AI and automation
AI turns a photo and a short note into a categorised, prioritised repair request, suggests the right contractor, spots assets that keep failing and drafts a replacement budget. Planned jobs are raised on schedule, and contractor and certificate reminders run on their own.
